Georgia wrote its incentive so that a project needs a smaller investment and fewer jobs to qualify in a lightly populated county than in a busy one. That is unusual, and it means ground in middle and south Georgia can be easier for a developer to justify than land closer to Atlanta, not harder.

We look up your EMC or utility, what transmission runs nearby, and where your county sits against the population thresholds. Public records carry most of it. This costs you nothing.
We call you if it looks workable
If it looks workable we tell you what we found and what we would want to do next. If it does not, we say that and explain the reason rather than simply not replying.
We make an offer, or we tell you why not
Only then does anything become a document, and only after your attorney has read it. Nothing before that asks you for money, a signature, or an exclusive arrangement.

Find out two things before you talk price with anybody: who serves your power, and how many people live in your county. Most rural Georgia land is served by an electric membership corporation rather than Georgia Power, and that changes who a developer has to deal with. County population matters because Georgia scales its data center tax exemption to it, and the threshold in a county under 30,000 people is well under half what it is in a large one. Send us the county, a rough acreage, and anything you have noticed nearby. We check it against public records at no cost and tell you either way.
