What qualifies

What makes land work for a data center

Two farms in the same part of Georgia can sit on opposite sides of this, and what separates them is rarely the soil, the frontage, or anything a landowner has previously had reason to care about. These are the things that decide it.

  1. Electric power

    Transmission within reach, ahead of everything else. High voltage lines crossing or bordering the property, or a substation nearby, are what make a site possible at all. The distribution line along your road is a different thing entirely and will not carry this.

  2. Acreage and shape

    Which county you are in, because Georgia keys its exemption to population. Under 30,000 people the bar is materially lower than it is in a county over 50,000, and that shows up directly in whether a project pencils on your ground.

  3. Water

    Acreage that holds together as one block. A single contiguous piece beats the same total split by a road, a creek, or somebody else's parcel in the middle of it.

  4. Fiber and connectivity

    Ground that drains. Georgia has a great deal of land that is beautiful and unbuildable, and wetland, floodplain, and steep terrain all take acreage out of the count regardless of what the deed says.

  5. Road access

    Access a construction convoy can use, and a county government that has thought about industrial development before. Some Georgia counties are practised at this. Others will need to work it out while you wait.

No property meets all of that and none needs to. What we are working out is whether the gaps can be closed, which is a question about your specific ground rather than about Georgia, and it is why we would rather look than generalise.
